Bliv medlem1. Rental Contracts
There is no mandatory standard form, but most contracts are based on official templates in Danish or English. If your lease is entirely landlord-written, review it carefully. We offer a free of charge service reviewing contracts. Find it here; free feedback on rental contract
2. Is it actually the owner offering you the rental?
Always check the BBR Register (the housing and building register) via ois.dk to confirm that the landlord is the legal property owner. This prevents fraud, where fake landlords collect deposits for unavailable properties. Find your rentals BBR-profile on ois.dk
3. The rent amount
Landlords sometimes charge illegally high rent, especially in older buildings. If you suspect overcharging, your rent may be contestable.
4. Lack of maintenance
Tenants are generally entitled to expect that the landlord maintains the property. If there are issues such as leaking windows or a constantly running toilet, the landlord is usually obligated to carry out repairs.
5. Renting a room
If renting a room from another tenant (sublease), note that either party can end the lease with just one month’s notice without explanation.
6. Problems when moving out
Landlords often make mistakes during move-out inspections, which can reduce or cancel any claims against you. Always seek advice before ending your lease to protect yourself.
